We understand that entrusting your property to someone else is a big decision. Below are answers to the most common questions landlords ask about our master lease program, security measures, maintenance procedures, and more. Our goal is to make the process seamless, transparent, and worry-free for you.

WHAT IS A MASTER LEASE?


A master lease is an agreement where a third party (in this case, a housing provider or service organization) leases a property from the owner and gains the right to sublease it. The property owner retains legal ownership, while the lessee manages day-to-day use and oversight. This structure allows us to place vetted clients in the home while ensuring consistent care and oversight.

 

HOW DO YOUR MASTER LEASES WORK?


We typically prefer multi-year leases—ideally 3 to 5 years—for long-term stability. However, we also offer flexible terms. For landlords who prefer a shorter commitment, we can start with a 2-year lease that includes an option to renew.

 

WHAT POLICIES DO YOU ENFORCE TO PREVENT DAMAGE TO MY PROPERTY?


We implement strict house rules and require every client to sign an agreement before move-in. This agreement states that violating house policies may result in forfeiture of the security deposit and immediate removal, with assistance from our on-call support team.
 

House rules include:

  • No shoes inside the home

  • No smoking

  • No events or business gatherings

  • No mail delivery to the property

  • No rearranging or moving furniture

  • No loud noise or music after 9:30 PM

  • No pets

HOW DO YOU MONITOR ACCESS AND ENSURE SECURITY?


We install security cameras at the front, side, and rear of the property to monitor exterior activity. These cameras send alerts for unusual noise levels or unauthorized gatherings. Each home also features smart locks with unique, rotating access codes for each guest—ensuring no code is ever reused.

HOW DO RENT PAYMENTS WORK? IS IT COMMISSION-BASED?


We pay full market rent directly to the property owner via direct deposit, wire transfer, or Zelle—whichever is most convenient. There’s no commission or fee taken from your payment. We also offer Auto Pay so you receive payments on time each month—often even a day early.

 

HOW IS THE PROPERTY MAINTAINED?


Your property will be professionally cleaned twice per week to ensure it remains in excellent condition. In addition, we have a 24/7 handyman available to handle any emergency repairs, so you’re never bothered with routine maintenance issues.

HOW IS THE PROPERTY FURNISHED?


We fully furnish each property with pieces carefully selected by our interior designer to complement the home’s layout and style. This ensures a welcoming, high-quality living environment for our clients—and a well-maintained space for you.

WHO PAYS FOR DAMAGES IF SOMETHING HAPPENS?


We cover all minor damages directly. Additionally, we carry liability insurance with up to $1,000,000 in coverage to protect against any significant loss or damage.
